Questions & Answers 

Question:  Do I have to agree to allow another broker to co-broker my listings before I can co-broker their listings?
   
Answer:  No.
  You have both signed a "blanket" co-broker agreement that covers both sides of the co-brokering relationship.  If another broker allows you to co-broker their listings, you are not required to do the same.  In fact, you don't have to select any brokers or make any of your listings available for co-brokering in order for you to co-broker the listings to other brokers.  However, if everyone did that, there would be no listings available for anyone to co-broker.


Question:  Can I let a broker co-broker my listings but not have to co-broker their listings.
   
Answer:
  Yes. 
Of course you are never required to co-broker any listings.  And if you like, you can easily ignore listings or brokers you are not interested in working with.  For example, you can "flag" listings that you are "not interested" in as well as "hide" all listings from a specific broker.


Question:  I have several broker associates that I would like to co-broker within our own "private" network.  Can this be done?

Answer:  Yes, easily.  All that needs to be done is that each broker in your private network simply designate each of the other brokers in your group that they will work with.  Then, any listings submitted by any of the brokers in your "network" would be available to everyone in your closed group.

Co-Broker Agreement

This "blanket" agreement agreed to by an authorized representative of sets forth the terms under which agrees to participate in the Paradigm Financial Group Inc. co-broker program.  By entering your full name below and clicking the "I AGREE" button You agree as follows:

Where in this agreement the term "You" or "Your" is used, it refers to Paradigm Financial Group Inc., and where the term "Paradigm" is used, it refers to the Paradigm Financial Group Inc. co-broker service for business brokers as established and run by Paradigm Financial Group Inc.

Responsibilities of You acting as the Listing Broker:

  1. You are not required or obligated to submit any of Your listings for co-brokering.

  2. You will only submit listings to the Paradigm co-broker section for which You have a listing agreement with the seller, and the seller has authorized You and co-operate and share fees.

  3. When You submit listings to the Paradigm co-broker section, You will indicated the commission arrangement You have with the seller as well as the percentage of the commission You will pay to a Selling co-broker.

  4. You will select those brokers with whom you are willing to co-broker with, and you understand that only those listings you have submitted for co-brokering will be made available for co-brokering with the brokers you have selected.

  5. For those brokers that You have indicated You are willing to co-broker with, You will pay the full co-broker share specified with the listing to the Selling broker that provides a buyer who purchases the business during the term of Your listing agreement.

  6. Should the Selling Broker request a written agreement on a specific listing, You agree to negotiate in good faith the terms of the written co-broker agreement.

Responsibilities of You acting as the Selling Broker:

  1. You are not required or obligated to represent or co-broker any listings of other brokers even though other brokers may select You as a company they agree can co-broker their listings.

  2. You agree to contact the Listing broker to confirm the availability of the listing and that the terms of the co-brokering agreement are still in effect before spending any significant efforts on marketing the business.

  3. You agree to provide to the Listing broker the names of those prospects You will be showing the business to and to furnish a complete list of those prospects You have shown the business to.

  4. Should the Listing Broker request a written agreement on a specific business listings, You agree to negotiate in good faith the terms of the written co-broker agreement before proceeding with the co-brokering of the business.
